Maximizing Longevity: A Homeowner’s Guide to LP SmartSide and James Hardie Siding
When you choose a premium product like James Hardie siding or LP SmartSide siding, You’re investing in world-class durability. However, even the best siding in the world needs a little help to stay in peak condition.
At ABM Exteriors, we want your home to look just as good in twenty years as it does the day we finish the install. Here is how to maximize the life of your new exterior.
1. Annual "Low-Stress" Cleaning
Dirt and pollen can dull any finish over time. For both materials, a simple annual cleaning is recommended.
The Golden Rule: Never use a high-pressure power washer. It can force water behind the boards or strip the specialized coating.
The Method: Use water, A soft rag, and a mild detergent (like dish soap). Scrub in a side-to-side motion following the grain of the planks.
2. Guard Against Moisture "Wicking"
While James Hardie is highly moisture-resistant, and LP SmartSide is treated with SmartGuard® to prevent rot, they still need proper clearance to breathe.
Ground Clearance: Ensure your siding is at least 6 inches above the ground or any mulch beds.
Landscaping: Keep shrubs and trees trimmed back at least a hand length to prevent branches from scratching the finish and to allow air to circulate.
3. The 5-Year Seal Check
The most common point of failure for any siding isn't the board itself—it's the caulking.
Every couple of years, inspect the seals around windows, doors, and trim. If you see cracks or gaps, have a professional like ABM Exteriors re-caulk those areas with a high-quality sealant to keep water from getting into your wall cavity.
4. Specialized Paint Care
James Hardie
: If you have ColorPlus® Technology, your paint is baked-on and resists fading significantly longer than standard paint. You likely won't need to repaint for 15+ years.
LP SmartSide
: This engineered wood requires a high-quality 100% acrylic exterior paint. If you notice small chips, touch them up immediately with a cotton swab to keep the core protected from the elements.
5. Managing Roof and Gutter Runoff
Your gutters are your siding's best friend. Make sure they are cleaned twice a year. Overflowing gutters can cause "splashback" damage, where water constantly hits the same spot on your siding, leading to premature wear and staining.
6. Take Advantage of Your ABM Exteriors Warranty
At ABM Exteriors, we stand behind every plank and nail. While your siding is built to last decades, we want to ensure it settles perfectly during those first few seasons of weather changes.
Our 2-Year Guarantee: If you’ve worked with us recently, remember to utilize your 2-year workmanship warranty.
What to Watch For: If you notice any areas of concern—such as small gaps in the caulking or boards that need a minor adjustment—reach out to us. We’ll come out to inspect and touch up the sealant to keep your home's envelope airtight and protected.
